Residence & visas

FIP residence for financially independent persons

Live in Greece long-term on stable income or savings from abroad, with no property purchase and no investment: a national D visa for FIP purposes at the consulate where you live, then a 3-year I.8 residence permit after entry. Tax number, bank, housing and the electronic lease are prepared before the visa is filed, by our Greek partner office, through to the fingerprint appointment and handover.

  • €12,400 main applicant, inc. VAT
  • All document authentication included
  • Two bank transfers, at set milestones

What this route is, and who it suits

Not a retirement visa, and not only for retirees

"Non-lucrative visa" and "retirement visa" are marketing names. The legal basis is the sufficient-resources permit of art. 163(8) of Law 5038/2023: pensions, rent, dividends, salary or deposits held abroad all count, and younger applicants qualify too, provided their life in Greece does not depend on working here.

€3,500 a month, uplifted for the family

The benchmark is €3,500 net a month for the main applicant, plus 20% for a spouse and 15% per child: €4,200 for a couple, €4,725 for a couple with one child. Assessed net; periodic income monthly, deposits yearly. The "€20,000 to €30,000 in a Greek account" you may have heard is a practical rule of thumb, not a statutory threshold.

No right to work in Greece

The permit confers no right to employment or business in Greece, and the same limit applies to spouse and children. Remote work for a foreign employer or running a company abroad is not automatically exempt and is assessed by the handling lawyer first. If the plan is to work in Greece, look at the work residence route instead.

How it works

  1. 01

    Free consultation and pre-check

Family, resources, your actual work arrangements and the consulate are checked first, so the route is confirmed before anything is signed.

  2. 02

Sign the agreement, pay the first half

The bilingual service agreement sets out scope, exclusions, milestones and refunds; 50% is paid within 5 working days of signing (€6,200 main applicant, €620 per family member) by bank transfer, with the account and breakdown on your case page.

  3. 03

Tax number, bank and housing in parallel

AFM and myAADE access; account opening at one Greek bank and the funds evidence; a genuine lease, rent paid, the landlord’s electronic declaration and your acceptance on myAADE. All of it before the visa is filed.

  4. 04

D visa review, appointment, filing in person

The file is checked against the consulate’s current list with the authentication and translation it wants; we coordinate the appointment and prepare you for the interview, which you attend in person.

  5. 05

    Visa granted, enter Greece

Validity and conditions are checked and you enter within the permitted window. The D visa is not the permit; the residence application follows after entry.

  6. 06

I.8 filing, receipt certificate, fingerprint appointment

The lawyer files the main applicant’s I.8 application and the family’s first permits, obtains the receipt certificates and books the biometrics.

  7. 07

    Balance, per applicant

Once an applicant has met all three milestones, their balance notice appears on the case page, payable by bank transfer within 5 working days. Nobody pays before their own milestones are met.

  8. 08

    Biometrics, handover, closure

Within 5 working days of collection you receive the handover: tax-account control, banking results, housing documents, application copies, receipt certificates, open items and deadlines. Follow-up of the examination and card collection are a separate engagement.

Where the money goes

The left column is what the fee covers. Every item on the right is collected by the named body; we neither mark it up nor take a share. It is here because you are entitled to the whole picture before you sign.

What you need to start

The pre-check needs only a summary and the passport page; the formal file is built after signing, item by item against the consulate’s list, with authentication and translation arranged by us.

  • 1 · Passport photo page

Main applicant and any accompanying family.

  • 2 · Lawful status where you live

Residence permit, visa or ID; not needed if you file in your country of nationality.

  • 3 · Family and relationships

Spouse and children with ages; marriage and birth certificates are legalised after signing.

  • 4 · A one-page list of resources

Holder, currency, net amount, source, receiving account, frequency and any restriction on withdrawal.

  • 5 · Your actual work arrangements

Whether you work, for whom and where, stated as it is.

  • 6 · Any refusal or criminal record

The decision documents; disclosing now is far better than it surfacing later.

Common questions

No. The FIP conditions are sufficient lawful resources of your own and a genuine address; no property purchase or investment is required. Residence through investment is the Golden Visa, a different route.

Bank deposits are expressly listed as a resource in the ministerial decision and are assessed on a yearly basis. A balance statement alone is not a three-year permit: ownership, source, availability and the family’s outgoings all have to be explained.

Ordinary FIP covers the spouse or partner and minor children. Parents and adult children are assessed separately for their own FIP or another basis; nobody is taken on as a three-generation package and checked afterwards.

Consulate appointments, visa examination and the permit examination after entry are three separate clocks, all set by the authorities, so we publish no total. "Expedited, guaranteed" offers have no official procedure behind them, and we do not sell them.

The agreement is for work and coordination, not a success fee conditional on approval. After a refusal the account is settled on the stage table in article 11: stages not started are not charged, completed work is, and any excess is refunded within 14 calendar days. Remedies or a fresh application are a separate instruction.

Immigration law generally allows temporary absences of up to six months a year without affecting the permit; the tax law’s 183-day test is a separate rule. The permit does not make you a tax resident automatically, nor does it bring the 7% pensioner regime; both are assessed separately.

Neither can be promised. At the end of the three years you may apply to renew for the same term if you still qualify; long-term residence and citizenship each have their own residence, income, insurance and language conditions.

See whether this route fits you first

Tell us who is in the family, where your income or savings come from, which country you live in now, and whether you intend to work. We will say whether it works and what to prepare. English or Chinese, usually same-day.
